Brandman University

Chapman University College previously housed their administrative headquarters on their home campus in Orange, CA. The University desired to create its own identity following a large donation and the re-naming of the college. The newly created Brandman University’s sought a prominent headquarters location to house its administrative office requirements as well as the Irvine student campus. A tight project timeline loomed as the Irvine facilities’ scheduled lease expiration date neared.

Approach

  • The C&W project worked quickly as there were only nine months remaining prior to the required facility opening due to the Fall 2009 term.
  • Identified a facility that was not for sale, yet fit the physical requirements Brandman outlined. The team convinced the building owner that Brandman was the most suitable user for the facility in the market at that time and a sale of the building was required.

Results

  • Motivated Prudential Realty to sell the 115,000 SF headquarters facility to Chapman University College for under $200/SF.
  • Diligently moved the sale process along and the transaction duration occurred 60 days from the initial identification of the facility which included an aggressive 35-day escrow.
  • The 115,000 SF building also housed an on-site structure accommodating a 6:1000 parking ratio. Brandman University had its grand opening in July of 2009 on time and within budget.
